Hi
I'm looking to maybe reserve a barratt home off plan, has any body any experience of doing this ? if so what is the procedure ? what deposit do you have to give ?

they are a pain in the butt, dont do anything unless really chassed and build quality not great. On the up side if you want todo refer a friend and split it let me knowDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

Don't do it - you'll pay well over the odds for a sub standard build and a load of hassle.0

I live in a new build and I love it. I have been living in the house since Dec 2012. I bought it from Taylor Wimpey and I think they are quite similar to Barratt. I paid £500 deposit when I reserved the house in July. I then had to pay a deposit on exchange of contracts in October. I was selling a house and buying at the same time but if you are a first time buyer then I expect your exchange would happen more quickly. I think the deposit is usually 10% but it would be 5% if using a help to buy scheme I think. I also paid for 50% of the optional extras when I ordered these. All of the rest of the money was paid on completion.
Yes there were snags but nothing major and they have all been sorted. TW give a 2 year period to raise issues with them. Most of mine were cosmetic.
Some people seem to hate new builds but I am a fan. Try to meet the site manager. I often passed my site at around 4pm after work and bumped into mine. He was really proud of his work and happy to point things out to me. I had two tours of the house prior to moving in. Th first one was a first fix visit - before plastering etc. The second was when the house was complete but in the 10 working days wait between the NHBC inspection and completion.
You will get a rough move in month but it can change. You will exchange with completion on notice if buying off plan. Try to get your solicitor to push for a long stop date on this.0 -
Not sure on Barratt, but in the process of buying a Taylor Wimpey house.
We paid £500 to reserve and are just about to pay £2000 when missives are completed. Then the remainder is paid on completion.0 -
My brother paid to reserve a property which he later found out wasn't on the plans and therefore would never exist, on finding this out his secure deposit of £1000 would not be returned he wasn't best pleased.
Anyway, a sale was lost and so he purchased that property, the external doors aren't water proof, the roof leaks (most have been worked on at least once since building three years ago) this is actually a design fault, the sewerage system regularly fails as the septic tank isn't large enough. You can also hear their neighbours (semi detached) sneeze through the party wall, very sound proof!0
