What is the max price of house I shoudl look at ?

This might sound strange;) but what is the max asking price of a house I should be looking at ?
I am thinking that houses sell for less than the asking price but by how much ?
So if I have 180k top budget what price range do i look up to ? Up to now I have been looking at 180K and less but after reading on here about offering 10% less (is that for real?) I was wondering if we should be looking at higher priced house ?
Also how much less can you realistically offer for a house without them rolling arond laughing at you ?:rotfl:

You can offer what you like but it doesn't mean they would take it or even if the EA will pass it on as some have an agreement that they will not pass on offers less than X below the asking price.
I suspect it will vary from area to area. Realistically 5% would seem reasonable, ultimately it all depends on how bad you want the place. Around here they still go for the asking price.:o0 -
my budget i wanted to buy at was £150k, but alas sod all decent properties around, in the end on a whim I went to look at a place for £185k originally it got reduced to £180k and i bought it for £167k
so 10% more than i would've liked but you need to take into account all sorts of things, but for haggling, you need to see how long it's been on the market & what the local housing movement is like.
no point offering £180k on a £220k property if it's only come on the market by a day, but if it's been on for 6 months go for it!
but if you had £180k i'd be looking at £200k-£220k properties, but not looking to pay that much though!
to be honest anything upto £200k would be more likely to accept £180k than the psychological barrier of the magic £200k mark.0 -

Mine was marketed at £175K and I finally bought for £154K - in a rising market. Look at houses around £200K or more, especially with IRs rising and the impact that will have on prices.
