It wouldnt be the lack of sun that put me off...afterall there is no guarantee that the weather will be nice even in summer...but what you can guarantee is a wonderful view of you in your garden from the overlooking windows!
I guess its about compromise and where your priorities lie and only you can clarify that but the overlooked aspect would be the killer for me personally rather than the lack of sun.frugal October...£41.82 of £40 food shopping spend for the 2 of us!

Lack of evening sun would be a dealbreaker for me - that's the only time you get to use the garden during the week in the summer! It depends what is more important to you really. Time to make that compromise, one way or the other!0

To be honest, I'd be wanting to put a tree or two at the bottom of the garden to hide that new build (it looks pretty ugly) and also stop them from being able to look into your garden.
Whilst evening sun would be nice, if the house ticked all the other boxes, I'd buy it.0 -
It would be the huge building looming up at the end of the garden that would put me off. Not very pretty and they can also look into your garden.
It really depends how much choice there is . If that house is the best of not much choice then maybe I'd take it , but if there were others around and appearing I'd keep looking. That building isn't going to go away and it would annoy me daily.....Decluttering, 20 mins / day Jan 2024 2/20 -
In the middle of the day, yes, I might be annoyed at that shade (for drying laundry if no other reason
) but after 6pm I don't really see that as a problem. As Oystercatcher says, it's a matter of how much choice you have of that kind of property.

As has been said above, I would be more concerned about the lack of privacy from the houses opposite.0
