Vendor quibbling over second viewing

i did a 3rd visit of 40mins, still that was not enough time.

for what purpose?
There is no way I would let a buyer inspect my electrics unless they were a qualified electrician.
People wonder why so many house sales fall through. Unrealistic buyers.
If you want perfect- buy new. It wont be perfect but you can nag at the builder for months on end.June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

Unrealistic sellers.!A house which has an out of date consumer unit, with no RCD protection. Not even up to 16th Edition Electrical Standards, nevermind 17th Edition!
A house which has no gas/water incoming earth main protection.
A house which has 1 lighting circuit, with 1 socket ring main. A house where the imersion heater shares electrics with something else.
A house which as a 25 year old Gas Boiler.
A house which has plastic tubs under the floor boards to catch leaky water pipes.
A house which has DIY electrics in the attic. Choc blokes with electrical tape wrapped around it.
A house which has the garage run spurred from a outside socket.
I am allowed 20mins to view a house, which i will pay nearly £200,000 to buy. I dont think so.
I am going into the attic, pulling loose carpets back and looking anywhere i can get access too.
PS - Electrics were a visual inspection
PS - I am a Qualified Electrician.
PS - I am a DIY Plumber, DIY Plasterer...0 -

I think your playing on words here, I clearly said above that its a visual inspection.0 -
When I bought the house I'm in now it took me two weeks go get a viewing, had to look around at the same time as another couple, was told to put in an offer then and there on the Saturday afternoon if I was serious. Fortunately I had a feeling it would be like that and had a solicitor in place for the sale of my flat and was able to instruct my solicitor first thing on the Monday morning. There was no messing about with offers under the asking price.
I moved in nearly a year ago to the week. I ended up having to find an extra £10k a week before the contracts were exchanged because the market had gone up. Had no choice.
However...
I paid £245,000 for the house. An identical house on the same estate has just sold for £370,000.
Yes, the house had more issues than I'd expected, but I regret even waiting until I'd viewed the place before putting in my offer.
You could spend a whole day looking the place over and fail to notice the japanese knotweed they've carefully cut down the day before. The whole house-buying farce is a risk where you gamble with the next 25 years of life and hundreds of thousands of pounds of money you don't have.
It's ludicrous and beyond stressful and I'm still traumatised by it, but it was the right decision.0 -
Thanks to all for your replies.
A short chat with the estate agent and all is well. The vendor is now happy for us to view for 60 minutes, having talked things through.
Phew. Onto the really tricky bit now!

We've got two young dogs and we've just taken the dogs out in car to local park for an hour or so while Estate Agent showed people around. Lot easier than I thought it was going to be. When we moved to England we were astonished how often vendors behaved as if they really weren't much interested in selling the house: most unbusinesslike.Free the dunston one next time too.0
