Title Deeds for property

Hi,

My title deeds for my property were with my solicitor since past 5 years but now he tells me he can't locate them.

I have heard (from friends) that one does not need title deeds anymore and they are obsolete. Is that true? Can one get another set of title deeds from the land registry? How does it work when I come to sell my house? Is there any essential paperwork that one should keep safe? Can anyone please explain as to how it all works?

    We have no actual deeds. Everything is now online at the relevant departments - or that is what my solicitor told me when I asked where mine were on my new house.

    IF they were registered at the land registry, much less of an issue.

    If the property is in England & Wales and registered then the record will be held by us and as and when you come to sell the buyer will obtain a copy of the title from us to confirm ownership etc

    We will not have a copy of the original deeds as explained in the guidance.

    The original deeds may have some extra information such as particular convenants. But searches done by solictors should be able to fill in all the gaps usually, when coming to selling. The land Registry now holds most records digitaly for all registered property.
