cant sell my house

Hi thanks for reading this long long story any help or advice
appreciated We bought a repossessed house in 2007 we had the house surveyed all checked out ok .We put the house on the market dec 2013. We had an offer feb 2014 we accepted the offer the buyers took their time with things but we moved out 6 weeks after the offer. But things hit the wall big time their solicitor asked for a completion cert or a habitation cert .It now transpires our house has none according to building control inspectors as nothing was ever issued but my solicitor has one that we now think is fake. And my house needed work done to comply with regulations IE disabled access ramp wich we were quoted £7.500 we have already had 2 home reports done and a survey on purchasing house and a pat test, new boiler, etc ,etc ,we just cant afford .Our buyers pulled out the council have informed us other people in our estate are in same situation but the council wont inform them till they try and sell their properties .We surmise the habitation cert is a fake or done underhand by a council employee .Were left now with a house we cant sell and no longer stay in. Please help if u can and ty for reading this

    Is it an ex. council house?
  • He has contacted the council too refute all there claims about habitation certificate as their employee signed it but things are taking too long almost 8 months now and cant afford to keep paying for 2 properties

    its in scotland just need to know were i stand with legal matters the solicitor who did all the legal stull with the purchase is trying to sort it out

    OK, sorry I can't help, hope someone else can, when you talked about completion and habitation certificates I thought you were stuck with a possible illegal build in Spain.

    In Spain, an architect can help to get certificates sorted, no idea if this applies in Scotland.

    I wouldn't have bought with only a habitation certificate (which, even if genuine, is only temporary). You didn't get a completion certificate? (even a fake one?) If not then I would be asking your (purchasing) solicitor why not.
