Hi
I am getting my house valued by a RICS person. How will having a gutted bathroom affect his valuation? I have gutted my bathroom and am having a new one put in soon. Just wondered what the difference might be between price before, price while gutted and price when renovated would be according to a surveyor.

The evaluation is a general evaluation that looks at the structure of the property and its current market value including its potential. If you are present when the property is being valued I would mention to the valuer your intentions with regards to the bathroom. The value may be decreased by the state of disrepair but you could ask the valuer to comment as to your intentions in their report. In an ideal world I would try to get the bathroom decorated before the valuation0

On the contrary! I want the valuation to be as low as possible. I am needing to owe some money to someone based on the valuation so the lower the better. Which is why I want to know whether leaving the bathroom gutted would work in my favour!0

I believe the surveyor values the property based on it's current condition. They have no way of knowing that you'll actually do the work to the bathroom.Don't listen to me, I'm no expert!0

So will the value of a property be greatly depreciated with a gutted bathroom as opposed to one being fitted? That's what I am trying to establish.0

As a bathroom can be fitted for under a grand it's not likely to have a significant impact on price.0

I think the answer to that is yes it probably will slightly depreciate the value but not significantly I shouldn't imagine such as one less bedroom or requiring a new roof four example0

Why stop at the bathroom !
Rip out the kitchen and take the roof off as well.0 -

If your lender determines that it isn't, they may not lend to you.0
