Close to losing child benefit - advice needed about net income

Dear all,
I was just hoping for some advice to help me know how close I am to losing child benefit.
My gross salary is just less than £38,000 but I also have a property that I rent out. In theory, this brings in £10,000 but from that I need to pay the buy-to-let mortgage on the property, which is about £3,000 plus maintenance charges of £2,000.
I'm about to take a new job where I'll be getting a pay rise, so may be close to approaching the £50,000 bracket IF the amount of mortgage and maintenance isn't taken into account.
Can anyone let me know if property is judged on gross income or whether this is adjusted?

Hi,
Thanks for the links. I have the full childcare vouchers going out each month plus about £300 in pension contributions, so I think I'll be OK. Many thanks for pointing me in the right direction.0
