    I am sorry for a landlady that thinks she knows it all I owuldnt be updating her on the laws, she clearly has no knowledge and I will be waiting for her to put a foot wrong at each and every turn then I would hammer her with the likes of illegal eviction, burglary, unprotected deposit etc etc, all no doubt she will do at some point or another

    As much as it might be "fun" to sue the !!! off her for illegal eviction, I doubt the OP wants it to come to that, as it is their home they'd be illegally evicted from.

    The OP really wants to get out of the situation as calmly and easily as possible, which means looking for another flat and serving the appropriate notice. It'd be better to find a new place and negotiate early surrender of this property, but that means getting to an agreement with this landlady, which may not be wise or productive.

    Edit: hmmm, seems the forum robots have changed the slang term for a rear end with three exclamation marks!

    It's your investment and you have the right to inspect, but for a fee you've given others exclusive occupation of the property. It's the tenant's home and they have the right to live there without interference. If you had good tenants who paid on time and looked after the place but changed the locks for some reason, and you went a nuts and evicted them then it would show that you aren't a professional making sensible business decisions. You should still be able to inspect the place when the tenants are there, and there's hardly any genuine emergencies that you would require a key for.

    See the Shelter website section on illegal eviction and landlord harassment to understand your rights and the best way to deal with your landlord's ignorant (and potentially criminal behaviour which could also result in a successful claim).

    You would be livid of someone did this to your flat ?


    What if you changed the locks to your flat and the freeholder started kicking off at you ?


    Let me educate you to how this works,


    Freeholder grants a lease to a flat and for a fee you get to live in it for a long time at a next to peppercorn rent.


    As long as you abide by your lease, you can do whatever in that time.


    If you then decide to sublet the place (and that is what it is when you rent out a flat).


    In exchange for a fee, you give up your rights for a period of time over your property.


    Funny how people who rent out flats, forget that they themselves are in a tenant/landlord situation and wouldn't accept their own LL's doing, what they do themselves.

    if there was a genuine emergency then you can break in an bill the tenant for the costs of so doing, but it had better be a real genuine emergency

    in all other instances your attitude shows you are a very poor LL with no understanding of what you are about

    good luck with instantly serving notice in the fixed period

    I have to ask - if you think it's unreasonable to enter a tenant's home without permission, what requirement do you have for a key?

    The general idea is that if the LL finds out that the tenant has changed the locks, the tenant was justified in doing so. If the LL is responsible, they will never know that the locks had been changed.

    I never fail to be amazed at the amount of LL's that do not have a clue about the legislation that governs their 'business'.
