Forgive me if I've posted under the wrong heading. Hi all! We have just moved into a three bed semi on a corner plot. We were going to apply for planning permission to build a two story side extension and a single out the back. This would make the property 4 bed, 2 bath. Pretty common to build in a garden, sure there are issues to overcome but totally feasible and of course if its done properly then people will buy it.

A few things I didn't see mentioned, you'll be able to build VAT-free as its new build. Also, you'll likely have to pay capital gains tax when you sell the house as it won't have been you primary residence. It will devalue your existing house so yes, mortgage company will need to be involved, and I'm guess as they'll have to sign off on the change to the title deeds then technically they could refuse permission.
