Hi,
I'm a FTB and going to an open house on Saturday.
Firstly I'm not sure why it is an open house except to conjure some hype. It is then offers required within the next week.
I've been doing some investigation into the parking situation just so we are pre-warned and it looks like the access to the garage is across an adjacent field (as the narrow road with a 90deg turn into the garage don't seem to mix). However I can't find the property on the land registry as I wanted to check the deeds.
Any ideas why this would be - the address and postcode as marketed appears on council tax database.
There is one less record on land registry than on council tax once rationalised (there is only 7nr).
I don't want to find later that this is a sympton of an irregularity with - any thoughts would be appreciated.

1) do a map search rather than an address search - the address might be listed differently.
2) if the property has not changed hands since complusory registration was introduced (1970s/1980s) then it is unlikely to be registered. No big deal. Until then ALL properties were unregistered.0 -
G_M is correct. The land may not have changed hands since registration was made compulsory. Its no big deal.Eat vegetables and fear no creditors, rather than eat duck and hide.0

Thanks guys. Does this make it less likely that the right of way is written into the deeds?
BTW. I've checked the map search, it does show any other properties either.0 -

How accurate are the maps on Land Registry?
I have downloaded the land registry title of the land I think we need to cross to access the above garage - its as clear as a mud over which property has access over the land.
Regardless of this issue. The house is being marketed as having an attached stone outbuilding which could be turned into an extension. This property and the neighbouring property are an L shape with the building that is unused/needing repair between the two. The landregistry map of the nearby field show that bit of the L being part of the other property. Is this likely to be accurate??? (Neither property is listed on the land registry)
We will query these things tomorrow with the estate agents (who will no doubt be very well informed).0 -

Will not give you an answer re old building, right of access, Land Registry as they will know less information than you have already found out.
The Vendor !.Said he/she owns the land, outbuildings, right of way etc
Only your solicitor checking all the paperwork and registering this with LR can confirm this.0 -
If the property has been built post 1970 onwards roughly it is unlikely to be registered at the land Registry. We had a similar situation and all it meant was that once the sale was complete it would have to be registered. As somebody has already said the deeds will be no difference if registered as they are simply carbonated or copied and recorded at the land registry so they will be the correct and most precise document. If you are in any way whatsoever unsure contact your solicitor and pester them constantly until you get the answers you want or at least the clarification if you want. Let's remember your solicitor is one of many people in this process you are paying an exorbitant amount of money to so make them work for it. If I were you I would make these sorts of requests in writing or email and ensure the response you get is the same.0

The online service will not confirm whether land/property is registered or not. If information is available then clearly it is registered but if the search reveals 'Sorry, no information available' then this may mean it is unregistered but it could also mean that the file size is too large (greater than 10mb).
The service G_M refers to is Map Enquiry and you have to centre the map using an address/post code and then zoom in and select the land/property concerned. In some cases people search using the post code and see a map + a list of properties BUT don't then zoom in and select the land/property they are interested in. The initial list will simply be the ones associated with the search criteria so sometimes zooming in will reveal more information (if registered and available on line of course)

As far as the access is concerned then as others have posted the deeds or title registers for both properties would normally refer if such rights existed. Rights can be acquired over time (at least 20 years) though and through continuous use as well so if you think there is an issue then the seller's or their agent should be able to explain this for you.“Official Company Representative
