ESA - help with a change of living arrangements

I've always worked full time (I am 45) until a year ago I collapsed at work and have been off sick until now. I was granted ESA. To help with the mortgage and bills (I am a single Mum) I rented two rooms in my house to my friend and her son and declared the income. The problem is I am not coping well with my son due to my poor health so I may have to move in with family members a few miles away until things get better or can get, and it could take a while. My friend says she is OK to stay in the house. My question is, if I leave my property would I lose the ESA? I did apply for PIP but got turned down.

you wont lose the ESA but may well run into problems with mortgage help, as iy will no longer be your main residence.
is your friend willing/able to pay rent to cover your mortgage costs?
