    Good point, the only reason I was talking about asking price is that they're kind of equivalent because I'm still in the asking price zone. Tbh, there's kind of a mix...

    Of the three lower prices ones:
    two are sold and one isn't (the one which has been on and off),
    then mine, not sold
    then 225, sold.
    two at 230, not sold and
    two at 240, both sold.

    I'll have a look now at sold prices

    Would you consider doing the viewings yourselves?

    Every viewing I've ever been on which was done by the EA was utterly cr*p. They knew nothing about the house, couldn't answer any questions (has the boiler been serviced? why is the vendor moving?). I know answers from a vendor on a viewing aren't binding or anything, but they give you an idea at least.

    Viewings with agents have typically lasted 10-15 minutes and have never resulted in us buying. Viewings with owners are much better as they know all the details (like your speakers), have tips about how they use the rooms/space, can tell you about the neighbours, etc. I know people will say to take this with a pinch of salt, but in my experience the vendors who are lying through their teeth at this point are fairly easy to spot. The best we had was a vendor who claimed to live at the house when it was quite blatantly rented out and she lived elsewhere. :D
