Does anyone EVER look at EPCs..?

    living in a 3 storey townhouse with 1 point off for A-rating. Yearly spending on gas/elec is less than £300. I am definitely into energy saving :D

    Read one of these other day.
    Recommendation for solar water heater at a cost of between 4 & 6k.....To save a grand total of £30 a year... Well about 150 years to recoup money back.

    People actually get paid for this stuff

    Anyone who reads it and believes it tells them anything useful is sadly deluded. Complete waste of money.

    The useful information I find is there are a benchmark to compare properties.

    And they also highlight thousands of pounds of grants I can take advantage of to make improvements to a home I might be buying as a but-to-let or a development.

    My tenants also stay longer in the properties I have that have better EPC because of lower fuel bills and more comfortable environment due to the efficiency of the property. And potential tenants ask to see the EPCs and compare them with other properties they are looking at.

    They pay a big part in to my, and many other peoples investments and deciding what property to live in and for good reason.

    And from 2016 tenants are allowed to ask landlords to make improvements that are on the EPC and cannot be unreasonable refused, and from. 2018 all rented property must meet a minimum rating or face fines.

    So in short with all the value they bring shown above, they are very good value for money.

    I have bought more than one terrace house as a buy to let over the past 12 months and had New central heating system for free, plastered all walls for free, 1500 cashback for Windows and doors, the only thing I had to pay full price for was fittings in the referb and the rewire.

    All of these grants are through reading the epc
