Yes it does, all I meant is that that is the portion of your reasoning I agree with. I think the fact that it is called a transfer fee doesn't mean it must relate to the lease being transferred. Possession is being transferred, for example.And CTL is clear? I saw no mention that CTL was included in the lease - have I missed it?
I mean that the course of action is clear; there doesn't appear to be any mention of the fee in the lease so it should be challenged. There is a slim possibility that the OP has not understood the basis on which they charge it being made, but that's less likely.

OK so nearly a year has passed and until this week I have not heard anything so (wrongly) assumed the matter was closed. They wrote to me once again asking for the money to be paid to them. I once again told them that I was not willing to do this until they showed me where in the lease it states I have to pay for consent to let.

Understatement of the century
They are well known for charging (or attempting to charge) extremely high fees they are not entitled to. I wouldn't be at all surprised if they lost the paperwork for a year and only just found it again. Stick to your line that you need them to provide evidence the fees are payable. Shahni thanks they NEVER respond to my emails just send demands without explanation. So they have a bad reputation as well as being unprofessional? I just wrote to the Property Ombudsman to see if they can tell me where I stand.0
