gas safe certificate in rented property

Hi,

When I rented my place the estate agent failed to provide me with a gas safe certificate. They had one but did not hand it to me until a month after, on my request.

Since then, it appears they have developed the habit to carry out the inspection annually (as required by law anyway), but they never pass me a copy of the certificate. I have to request it.

Are they breaking the law by not sending me a copy, even if the certificate shows it's all good? I just don't like it.

    It states on my gas safety certificate (held because I have a lodger) that landlords must pay for a new certificate every time a tenant leaves and a new one moves in. I wonder how many landlords actually do this?

    Not me...and it's only a recommendation not a requirement. The requirement is to get an annual check.

    Not so. Read it again.

    So. Your gas was safe & you got your certificate.

    How long before you request? LL has 28 days. But if that is your only problem, lucky you.

    Come on! Get some perspective!

    Your home is being inspected annually to ensure it is safe. The engineer would soon tell you if there was a problem - he'd be putting red stickers all over the place.

    Just ring the LL/agent and ask for a copy.

    If you want to make an issue, contact the HSE who will really not be interested but might write a letter reminding the LL to pass you a copy in future.

    I don't want to make an issue, just to know. To answer your question, they never give me a copy, I tend to request it after months have passes where they simply forget about me.

    But my question was whether they are breaking the law. If you say they have a window of 28 days for the re-newed gas certificate copy to be emailed/posted to me, then I take it that they are breaking the law.

    Technically, yes, but you asked for one and you got it so what's the problem.

    Raise issues like that when a gas safety certificate does exist and you can expect an S21 notice (eviction)

    plus as I said, the HSE will really not be very interested. It is the HSE who enforce. They are far more concerned about LLs who don't get inspections done and put tenants at risk.

    I don't understand the attitude, the discussion was to elaborate on a legal requirement for gas. What's the fuss about?
