Level of survey we should have

We've had an offer accepted and are now trying to decide which level of survey to have on a house we are purchasing.

Previously we've paid the mortgage lender's survey fee plus a couple of hundred more which 'upgrades' it to Homebuyers, but this option doesn't seem to be available.

We have looked at local surveyor's which will charge £395 on this property for their survey. The house is 1981, 4 bed detached in elevated position. It is slightly quirkly in that it has a garage either side of the front door and then a staircase up to the 2 floors with the living accom on - the garden is extremely steep as it is built on former quarry site!

Any opinions welcomed!

    Why isn't the homebuyers survey available ?

    If I was you I would I would get a proper survey done rather than just the lenders valuation, as the house has been built on a former quarry and I would want to make sure there has not been any movement in the last 20 odd years. Hope this helps

    Yep, I think you're right! Thanks. Not sure why Homebuyers upgrade not available, I know we did that on a previous purchase maybe it was just that particular lender that offered it.

    who is the lender - all lenders will have the ability to provide homebuyers as its the surveyor does it not the lender

    I didn't realise that - it's Nationwide, we're going through a 'Whole of Market adviser'
