Tenancies run by the calender. They take no account of holidays, either by the banks or the landords.0

Indeed, it was just a procedural question, I will have to arrange a working day (or Saturday if the agent is open on that day) to hand the keys and complete a check out inventory.0

Either agree a day/time for the hand-over, or if you can't reach agreement put keys through letter box of the address for the serving of notices.
Bear in mind if you agree hand-over will be the day after the tenancy ends, there is a (small) risk the LL/agent could then turn round and say you have started the next tenancy period and must pay for the whole month, so get agreement in writing about when handover will be and when rent liability will end.0 -
A valid notice notice to quit ends the tenancy on expiry, whether the tenant gives the keys back or not, and even whether he actually moves out.
So the tenant can never be liable for a full month rent by overstaying one day (if landlord claims he did) but just for a day mesne profit equal to the daily rate of the tenancy.0 -
