how on earth can we sell?

Hi all,
Got a problem here that i'm hoping some more experienced house sellers can help me with.
We moved into our house a couple of years ago as first-time buyers. Unfortunately we have a neighbour from hell and we would love to move out. But who is going to buy our house now? It would normally sell quickly as it's a popular FTBuyer area, BUT the neighbours are constantly on the street causing trouble, have both their front and back door boarded up and mountains of rubbish in the back yard (yes, we've tried getting something done about it).
Can anyone think of any way we can sell the place as I don't think it's going to work going through the estate agent/doing viewings route.

  • Maybe rent it out to a similarly bad family so they can firebomb each other in sweet harmony?

Try the auction route ? Same as, all do a different comission rate - I watch them on telly daily 10-11am, is all the experience I have. Some out of town developer might get you out of the **** and I assume you can set a minimum selling reserve ?

Maybe start your own thread to get these answers??

Those companies will give you 20-30% below what the EAs told you its worth. Its a big loss, but yes you will get moving quickly.

Better off going to auction with a reserve to be honest.

Are these people definitely the owners and not tennants / squatters? It sounds like a bizzare way to live with boarded up doors if you have spent a lot of money on a house and are working hard all day to pay for it.

Are you on speaking terms with them? If you are maybe a polite word with them along the lines of "Im thinking of selling my house, it's a little off-putting to potential purchasers that your doors are boarded up.....anything we can do to help".

Might be cheaper then selling for a reduced price?
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

Why not phone your council to see if they have any families that they are having trouble relocating???

They might be sufficiently desperate to buy your house!

thanks for the replies so far.
they are tenants of the local housing association and they don't give a damn about the state of the house. the HA can't be bothered to do much either as long as they're getting their rent money (all from the tenants benefit money of course). the tenants are too busy hanging around selling drugs (and i'm not guessing here, i know for a fact) to worry about fixing anything and they certainly won't do us a favour by helping us sell.
so, is the auction idea a big gamble or will it work out?
is it a good or bad idea to sell directly to one of these house-buying companies perhaps?

If the HA tenants are drug dealing and you can show concrete proof then I am sure that they will be breaking their tenancy agreement with the HA.
Try approaching the HA or the police or the council in confidence its worth trying this route rather than taking a loss on the sale of the property.
Might even mean you dont have to move !!!
