Vendor doesn't have building regs for single storey extension

We're buying a house that has a single storey extension - built 7 years ago. They don't seem to have the building regs to give to our solicitor - unsure why they don't have them.

They said that an inspector went to view it yesterday.

What is the process now? I've read about indemnities but would like to know what the process will be.

We were aiming to exchange by 28th July however I'm thinking that this wont happen now (if the process to sorting out building regs is a long one)

Any info would be great

    You won't be able to get indemnity insurance now that the council are involved.
    If i knew the answers to all the questions i wouldn't be on here :p

    If an inspector went to the property it sounds as if they are doing a retrospective building regulations inspection.

    This involves a building control officer looking at the work and if any defects are discovered then the work will need to be completed and a regularisation certificate will be issued.

    A case of just waiting I'm afraid. With luck it could just mean that the final inspection wasn't carried out at the time and everything is fine.

    If this is your dream house, hang in there. It might well be Some Time, however
    If not, keep right on looking. (At which point the paperwork will be sorted in jig time but there may be other enthusiasts lurking.) You may have stopped one house too soon...
