    I use Trackers, so I do check the Markets. Never fret about them though :)

    I find it interesting that property is mentioned in preference to shares as it's claimed stock markets are too high. Yet UK property seems to universally considered overvalued so I'm not sure that's a safe way to avoid worry at night.
    Remember the saying: if it looks too good to be true it almost certainly is.

    I find it interesting that people advise buying £100k worth of shares when a person is nearing retirement. Property is illiquid but income stays fairly constant even if values fall. Given that demand for rental property is high, income levels are likely to remain constant so even if property values fall, income will not. The OP is interested in generating income in 3 years time. Falling share prices will not help in that regard but falling property prices will hardly, if at all, affect income received.
    Take my advice at your peril.

    No tenant or tenant defaults are the primary issues. Property is a business not an investment. Property has become a fad on the back of cheap credit. An era that is drawing to a close.

    ManofLeisure didn't say he didn't fret about the property market - only the Money Markets :). I also think his comment was 'tongue-in-cheek'.

    Shares, not sure about that right now. I did a £30k investment some years back right before a crash, hung on and made a small profit. Did a close to £80,000 investment just before the last crash, hung on and made a profit but then I was working and didn`t need the income.

    Retired now with a liveable pension between myself and my wife. We have part ownership with her sister in a house close to London which we are moving too.

    Our current house we are intending to rent, well don`t want to be a landlord so will be leasing to the council, no vacant periods, no agents fees and a monthly inspection. The council will put good any damage.

    The rent is of course lower than the private sector however taking in the
    security of what the council offers it is around even. You may like to look into that.
