    How did this tenancy end? Did your friend give notice? Did the landlord? Was your friend in arrears? Seems like very odd behaviour from the landlord.

    Where is the property based?

    The property was on a 9 month lease. Repair works were not being carried out and there was a lot of frustration. She advised the Landlord verbally that she'd like to leave early. She had paid 7 months but he said she had a 9 month contract and she wouldn't get her deposit back.

    On the last day of her tenancy she made arrangements to move her stuff out but the Landlord came around shouting and screaming 'aren't you out of my f in house yet' 'Let me in and see how you're leaving the property' 'Of course I can come into my own !!!!in house' pushing her brother out of the way and forcing the door open and then after storming around the house at the point of the little boy crying he said 'I'm sitting outside so you'd better be fast'

    Because she was upto date with her rent he then had to agree to giver her the deposit back.

    She's a strong character but this shook her up and she would like to ensure it doesn't happen to anybody else.

    I'm getting a sense of deja vu here. Did you or the friend or another of the friend's friends post this incident on MSE before? It seems strangely familiar...

    LL turned up on the last day of the FIXED TERM and forced entry and demanded they left. - That is at the very least attempted illegal eviction.

    If the landlord didn't know she was leaving, when would the checkout inspection have taken place?

    The landlord turned up on the last day of the tenancy while the tenant was leaving and likely harassed them, and possibly breached the peace.

    I repeat that I'm sure there is a back story.

    Yes it was posted. Explained about there being arrears and a dispute about repairs. Asked if the deposit could be used for the last months rent.

    My wife (friend - you can't keep a secret here ;)) believes that it should be reported. In the end he took the deposit and a percentage of the last month as settlement. But it doesn't get away from the fact that he was in receipt of 8 months rent, had not terminated tenancy and was hassled the last day. I refer to her - as the tenancy was in her name.

    The previous has now been sorted. He was allowed to keep the deposit and was paid a percentage of the last month on the condition any legal proceedings stopped.

    However she is adamant that a Landlord should not be allowed to abuse her in this way.At the end of the day there are laws to protect tenants.

    Update: She has now reported it to the police so I won't discuss it any further.
