Landlord attempting to keep my deposit - Help!!

  • Had an update today from the letting agents - Landlady is attempting to claim for:
    Mould (no evidence of this at check out and no pics supplied)


    Stained carpet - again not at check out and no pics from them


    Dust on tumble dryer - possibly, I don't have a picture to disprove it but at check out the appliances were all deemed to be in good and clean condition


    Replacement vinyl in the bathroom, no reason given.


    Total to be taken from my deposit £575!! which is the entire deposit. No breakdown of cleaning costs or replacement quotes have been attached


    I have sent an email back basically referencing the check out and I have attached the date stamped pictures showing the house in good condition so hopefully they will soon stop playing silly b***ers and pay up!

    Its with the Deposit Protection Service, I'm not sure what that means to be honest I think its in a government approved account?

    DPS offer landlords both a custodial service where the deposit is physically held with DPS and an insurance service where the landlord physically holds the deposit but the deposit is insured by DPS. I don't really understand how the insurance scheme works when landlords want to make unjustified deductions.

    I have spoken to the letting agents again and they now tell me that the landlady has gone off on holiday and has not emailed them - great! I apparently can't fill out a query form until its been over 14 days so just have to wait.

    Cheeky mare. I hope she's not spending your deposit on sangria.

    Sounds like a load of made up guff that will not be claimable without evidence. Insist that the agents supply evidence of which deposit scheme it was with. There will be a certificate for My Deposits (the insurance based one) and you should still be able to lodge a dispute either online or by phone. Politely remind the agents that if they do not have evidence of securing the deposit you can sue for 3x the amount.
    They are an EYESORES!!!!
