    The vendors are kidding themselves if the believe a new build in Nottingham is worth 13% more after 12 months!

    The new build market in Nottingham is suffering from oversupply and overpricing. Don't offer any more than they paid for it. Seriously.

  • I'm from Nottingham - not sure which part of it you are refering to but house prices are slowing down alot faster than the average. Flats are actually decreasing in my part of Nottingham (Beeston area).

    Agree with the above!

    Maybe it's partly the estate agents fault, - assurring the buyer they'll be able to get close to 130k.

    The sellers are being greedy. Don't offer any more IMO.

    A friend of mine brought her house 12 months ago (new build) for £245,000. Now, - she is having trouble with mortgage repayments so is forced to sell. She's priced the house at "offers over £245,000". After one month, all she's had are offers WELL UNDER 245k. This is in Surrey.

    Just had our offer of 117 accepted on the 2nd house! With all the furnishings thrown in... well happy!
    I've arranged a meeting with mortgage company for tommorow to submit our final application, i've instructed a solicitor and given those details to the EA and i've request the house be removed from the market and they post me a list of particulars included in the sale.

    Am i missing anything!?

    Well! Just when we thought it we were on our way... the vendor has turned around and said that she can no longer accept our offer because she's split up with her partner and now needs more cash!

    I dunno what to do now, we really don't wanna raise the offer (more out of principle than anything else!)... so annoyed after already putting in our mortgage application and instructing a solicitor... ggrrr!

    Just hold firm... she won't want to go through the hassle and expense of putting the property back on the market (that's an expensive business). Just stand your ground.

    Well the property was marked as "Sold STC" by the EA but now that's been removed and it's on rightmove etc. again. So don't think she's had any extra expenses.....

    Someone has obviously told her to stand firm and not drop too much haven't they ? I would get seriously miffed with a seller like that and start looking elsewhere.

    I assume you have looked up www.propertysnake.co.uk to get an idea of what the real prices of property are like in your area?
