                    hi everyone ,could someone offer me advice to a problem i have with my landlords,i'm a leaseholder and have put my flat on the market in the last 3 weeks, ive had about 4 viewings a week, and had 2 firm offers that were both just over 98% asking price, problem is its a low rise housing !!!!!! block of 50 flats and when 4 of the buyers came to have second viewings they were put off by a 4 or 5 teenagers who have been causeing a nuisence in the flats,(only 2 live here)the buyers pulled there offers because of the problem, i and a few other leaseholders have complained to the landords but all they do is send out a newsletter stateing that parents should look after there children blah blah, ive checked the lease and it states that we as leaseholders have a right to enjoiy peace and quiet in our homes, the kids have also damaged a few cars as they ride in and out of parked cars on there bikes scratching cars as they go, what can i do to make my landlords take notice of the situation and do something about it, without it bankrupting me in leagle costs.

            This is an issue for the local Police, not your landlord.

 You need to get together with others in the block and then approach the police.
 This will give more weight to your argument that these youths are causing damage to property and acting in an unacceptable manner.

            but the parents of the teenagers own lease's in the block, there teenage sons are inviting there friends into our block of flats so surely there breaking there terms of there lease, even the housing association caretaker that lives in the block has complained to his manager but they don't seem to take notice or dont want to get to involved.0

            The land lord cares about one thing money nothing else not you not anyone else in there just cash cash cash, its why they do it.
 Get a petition go round all the other places and get them to sign it saying all payments from everybody to the landlord, will stop untill your greivences and rectified
 It will be much easier and cost effective for him to sort it out rather than take you all to court.0

            Hi - as I understand it the landlord is a housing association. As such, they are responsible for your 'quiet enjoyment' of the property. You need to get together with other residents to gather evidence of the problems. It may just be that these teenagers are hanging around with nothing much to do and causing a nuisance. Have you spoken to their parents? I would have thought it would be more productive - going straight to the authorities can often inflame the situation. After all, how many of us did the same thing? Have a quiet word with the parents first. If this doesnt have an effect, take notes of dates and times and what sort of problems you are having. If you all do the same you will have facts to present to the HA. Then present a case for them taking action. I think you may be disappointed with the length of time it takes to resolve these sorts of problems, it can take months and it sounds like you could do with a fairly immediate solution. You can go straight to the police but would still need to gather some sort of evidence. Although it looks as though ASBO's are handed out as a first resort if you believe the papers, they are a very serious order not to be taken lightly. The courts won't grant one on heresay.             thx to all who responded, firstly weve spoken to parents already,no joy there, secondly the housing !!!!!! is non prpofit, so cash isn't there only objective and we only pay a service charge, no point stopping that, thirdly about 6-7 neightbours have made complaints,but still not much luck, one of my neighbours has emailed the chairman of the housing !!!!!! as well as our block mngr, to sort of embarrass the mngr into taking action as the chairman can see all emails and response's, now my nieghbour has actualy filmed this anti social behaviour going on, what can we do next if we prove that were loseing the right to peace and enjoiyment in our homes, do we get a solicitor?
 together the leaseholdrs own millions of pounds worth of property and it just seems unfair that our landlords dont honour there lease towards me and my neighbours0

            It should be relatively simple to get an ASBO nowadays but the organisations applying for them seem to make them more confusing than is necessary.
 Try to get a few incidents of anti social behaviour on camera
 Try to get as many residents to write a diary of incidents and how it makes them feel
 Pass all copies of this information onto your local councillor, police ASBO officer and solicitor. This may even be the information the police and council have been searching for.

 Please keep us all posted about your struggle...have just bought new house and am always worried about anti social risk...
 I think the best thing to do is work together...the trick is how to do that...
 Maybe 20 neighbours all confronting the anti social behaviour head on en masse and shaming them into paying attention...take a video camera to record it of course...sort of like a quaker approach...bearing witness!!!???
 if they escalated the situation to violence then they would be dealt with by the police of course and it would be on video...best result would be if they listened and shaped up

 Hahaha yeah for sure...of course when I say confront I mean in an assertive but completely ghandian / martin luther king kind of way. ie PEACEFUL!!!!
