    Cost.
    Can vary tremendously depending upon building factors, some already mentioned, foundations, construction, heating type to be provided and if this means upgrading current one, how much professional support you need (architects, surveyor etc.), quality of build and fittings/fixtures or anything esoteric, a good builder's quote, etc. As a guide for building costs at least £1200 per square metre of floor area but small works will often cost more than typical.

    Planning and BC approach them and ask for advice but you may well have to put in an application to get a binding answer.
  • I'm amazed and disgusted at that. I almost got into dispute with my next doors. The issue was where I suspected they had sited their soakaway, I was rebuilding our retaining wall and they were 4ft higher than us.

    The whole lot collapsed onto my drive as the soakaway that was supposed to be 5m from either property was only 2m from his and right up to my boundary wall. It was infact only 3m from the corner of my house:eek::eek:

    This was only in 2012 and the extension on their side that this soakaway served was built 6 years prior to that.
    I went to the LA offices and reported the issue and asked to see the building control drawings. I was told that in our area after 5 years they would no longer hold records. I think I have been bull sh!!!!!!!!en:mad:

    Actually, building control records and planning permission records may be different and different Councils may keep records longer. That said, historical planning permissions can be very important for future applications, and for enforcing previous decisions, so I doubt whether planning permission documents are destroyed after years anywhere - at least, not without being scanned first!

    Yes there must be differences in how BR's and Planning approvals are kept, but only 5 years to hold detail drawings is bad

    Councils vary wildly in the amount of info they give the public and the ease with which it can be accessed.

    It staggered me in 2007 that I could look at properties in Wales, find out when PP had been granted (or refused) and BR works approved, who'd made the application etc all on a simple map going way back to around 1980. My own council had nothing comparable at that time.

    So useful. At one property the owner commented how suitable his property was for our business, yet when I went on-line I discovered he'd previously had an enforcement notice served for exactly what I had in mind. Finding that info took no more than 5 minutes and probably saved me an expensive second viewing.
