Extending shared freehold lease

I own a maisonette which has 55 years left on the lease. As we want to sell the property we realised that we had to increase the length of the lease. There are 4 properties in the shared freehold and our solicitor has drawn up a variation to the leases of all 4 properties from 99 years to 999 years. We have said that we will pay for the solicitor fees for all 4 properties. 2 of the other Lessors are happy to sign but the 4th Lessor will not sign even though our solicitor has received a fax from this lessor 's solicitor saying there is no problem with the variation. It would seem that this Lessor has something against us and it looks like they will never sign. My question is, Is there anything in law that can force this Lessor to sign or are the other 3 of us going to each loose about £150,000 on each of our properties?

    I very much doubt it. If he doesn't want to then he doesn't have to.

    Have you discussed with him why he doesn't want to sign?

    You are legally able to force a freeholder to extend your lease by 90 years after you have owned a property for 2 years. I can hardly see how someone with a 25% share of the freehold company can possible prevent you from extending your lease.

    Go to www.lease-advice.org.uk and find their contact details. You can telephone them for free advice - they will point you in the right direction, certainly.

    It's only you that needs a lease extension - why are you paying to extend everyone elses?
