Zoopla House Prices

Hi all, FTB awaiting valuation to be undertaken next week.

Checked house price estimate on Zoopla and it's 20K lower than what we offered. House next door went for 5k less than what we gave had accepted in April 2013 and since then the house prices have gone up 5-10k in the area and Zoopla shows next door as about 260-270k now so 20k above our offer. House is very similar to house next door save that it has a conservatory.

We have asked for a homebuyers report and so are hoping the valuar goes in and notices the value....

Should I just ignore Zoopla?

Just frustrating with all the LOW valuations I am reading about....and it's Countrywide doing the valuation.

    Should I just ignore Zoopla?
    Yes. The price data is accurate as it's derived from the Land Registry figures, but for valuations, ignore totally.

    Zoopla is not accurate, take it with a very large pinch of salt.

    According to Zoopla I paid £75k for my house in 2008.

    I actually paid £100k for it in 2006.

    Overvalued one house I previously owned by way over £100k. As someone often says on here, search the forum for 'zoopla rubbish'. You'll see lots on this.

    Zoopla is not reliable I bought my flat back in 2005 for 93K Zoopla has it currently valued at 96K which is rubbish. I just got a valuation for 70-75K.

    yeah of course, zoopla is just a general price they dont see the inside of places or anything like that, dont take what it says on zoopla as being the 'right' price....it will likely be no where near

    Going off topic slightly but not worth starting a new thread for it I have a similar question please.

    How reliable are estate agents prices, my house was listed at £110'000 I offered £100'000 and we eventually settled on £102'000 does this mean I brought a £110'000 house for £102'000 or is it wrong to view it like that?

    A house is only worth what someone will pay for it..

    on a different day - different people will offer different amounts..

    last summer i tried to sell - had no luck - 6 months later I sold for 50K over what i'd have accepted in the summer... (that said prices had risen)..

    As long as you are happy with what you paid - you've bought a 102 K house!

    As they said, Zoopla's just "interesting" to peek at. All it does is takes the last sale value/date and apply all the latest/new house price movements to that last figure, since that date.... so it's not even that house, it's that area/region.

    I just bought a house £20-25k more than Zoopla says it's worth.
