how much do all the searches cost (approx)

not including the solicitors fees - just the usual local searches.

I know its different in each area - but just a rough guess would be good.

    Our search pack was £169, bankruptcy search £4, Land Registry search £3, Land Registry fee £95.

    My quote (I'm in East Anglia):


    Land Registry registration Fee: £270.
    Local Authority, drainage and environmental searches: £148.
    Pre-completion searches £10.

    Whilst most of the other searches will be round about the same, local searches vary in cost from £50 to £260 or more depending on the Council. In some areas you will have to pay for mining searches.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • Quick follow up question based on this recent thread...

    If I am asking for quotes for conveyancing from various solicitors, and giving them all the same purchase price and location of the property we want to purchase, should the amount charged for searches/disbursements always be the same from each? E.g. drainage search fee - one is quoting £48, another £30, another £36... Many of the other search fees vary as well. I was under the impression these were fixed charges based on location and purchase price, am I mistaken?

    The quotes are from a mixture of local and national companies.
