I need to get landlords insurance for a new buy to let flat I own. I don't need building insurance as this is sorted via service charges.
My question is what should I have included in my policy? Money is not the issue I will pay whatever I need to. It's just a case of getting your thoughts on what should / needs to be included don't want to cut corners but don't want to overpay

Age: 24 / London/Ireland / Salary €49,000 / 1 London BTL (8% yield) / Total savings pot £12k+
Lloyds Club CA £5,000 @4% / FD Regular Saver £3,600 @6% (12 of 12) / TSB Classic CA £2,000 @5%

I just found Landlords Insurance to be Buildings Insurance with a few bells and whistles - though I've only bought it twice so would take what I say with a pinch of salt.
I think my major considerations were
- did I want any contents insured? Assuming unfunished, you may still have contents which you haven't considered - carpets, curtains, kitchens etc. I went for £10k for a 3 bed house which felt about right
- did I want accidental damage? Whilst a bit confusing, I read this to be whether I wanted cover if *I* accidentally damaged anything, as if the tenant did it then I would be claiming from them (their deposit, or small claims). Considered I wasn't living there I thought it was unlikely that I would damage anything, accidentally or not. I did even consider about if I sent in a tradesman, but again, if he damaged anything then I would be claiming from him.
- did I want rent guarantee?
- did I want void cover?
- did I want legal expenses cover? I thought this may be useful if I am forced to evict.
I think they were the main ones, over and above the usual building questions.0 -
