Anyone else noticed asking prices are too high?

  • This is one of the old rules of trade. My best friend's family is selling a property and she said, her parents are giving a higher price on purpose, because it's normal for the buyer to bargain and reduce the price eventually. I never thought this is still in practice.

    It seems to be a mysterious natural phenomenon.

    Asking prices are always unreasonably high when one is attempting to buy.

    At other times, the most reasonably priced, attractive properties languish for many weeks, apparently without buyers.

    In my area (North West of England), I've noticed a lot of new houses coming onto the market in the last few months and at what seem to be very high prices and I think 'that'll never sell'. But then a week or two later it's got a sold sign on it, they then drop off rightmove never to reappear.

    We are waiting on the surveyours response to our comparibles after he/she under valued it...2nd time this has happened and i don't hold out much hope of the surveyour changing their mind....fingers crossed we can get the seller to drop his price!

    Whereabouts in Essex? We started our hunt in Chelmsford 3 months ago and prices were right on our limit and increasing...we found ourselves priced out of the area very quickly (competition was far too hot and I was fed up with mass viewings and bidding wars/closed bids) so we started looking further out. We're looking at Colchester mainly now, or somewhere between there and Chelmsford. The prices have gone up a bit there but seem a bit saner and you get much more house for your money.

    I get the email alerts of new houses added to rightmove and it seems to include price changes with a little red stripe saying price reduction. Don't think you can search for them specifically.

    RightMove will send reduced properties in its daily email updates with a "Reduced" banner. It doesn't seem to display reductions on the site itself but Zoopla does.

    Another way is if you use Firefox as your internet browser, you can install the addon Property Bee and it will give you history like when the property came on in Rightmove, price changes etc.

    There's a similar add on in chrome, if that's your browser of choice.
  • We are looking in Southend..been looking since last August!!!
    Had two properties fall through and as mentioned the third could fall through any day now!
    The houses we could have bought in August for under 250 are now priced well over 250....prices have risen but not that much!!

    I have also noticed the reduced price emails coming in from Rightmove.
