Timber survey - anyone know how long they are valid for ?

Hi,
Does anyone know how long a timber & damp survey is valid for ?
The reason I ask is that a previous buyer on our buyers house had one done last year, the sale didn't happen for another reason and the estate agents still have the survey. The new buyers have been given a mortgage but on the provisio that they have a timber survey done. the EA are going to use the one they have on record but I'm worried that come exchange/completion the mortgage company will reject it as its 8 months or so old ? The EA at their end is useless and causing us all sorts of grief further up the chain due to their complete incompetence and inability to actually do anything, they've had this info for a week and done nothing with it !
Any advice appreciated

The duration of "support" for the survey will be specified in the guarantee. There is probably no set period but I have known guarantees for timber infestation and damp rot to be for as long as 30 years.
It depends of course on the Company providing the guarantee as being still solvent.Mornië utulië0 -
It is valid until the next incident happens-a spore opens causing dry rot, a leak starts wet rot, woodworm larvae are laid etc.
It is only really valid at the time of inspection and what can be inferred from that e.g. its brand new house with treated timbers should be good for a while yet or its a Victorian hovel occupied by peasants who fear daylight and grow fungus for fun...
All depends on the property and situation. :cool:Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
