am i the only seller that lives in constant paranoia that the buyer will pull out?

    It's no wonder it's full of worry when the securities associated with most things today still do not apply to house buying.

    We have it in writing that our seller won't take any further offers while we are in the process of buying, but in reality it means nothing. This is after being gazumped.

    There really should be some information out there about when sales most often fall / common issues. We have buy with confidence schemes for tradesmen, maybe house buyers need it to!
  • I was the same except I was the buyer. We attempted to buy two houses - on the first, the vendors caused a lot of fuss and took a long time to consider our multiple offers then eventually announced they weren't selling their house after all; on the second the EA's put constant obstacles in our path. We successfully bought the third house we offered on but I was incredibly stressed throughout the whole process and constantly paranoid that, at any moment, something would go wrong or the buyer would pull out. I was just waiting for the next bad thing to happen but it never did, thankfully.

    Basically, life gives you what you deserve, so whether your buyer / seller pulls out and plunges you in despair is largely up to you.

    Yup! I'm a seller in constant fear of my buyer pulling out, especially after the first one did.

    I am on the verge of exchange this time round so as soon as that happens I will be cracking open the bubbly/vodka.

    My situation is tough as I own this house with my ex and neither of us live in it. We're selling to cut the final tie so it can't come soon enough.

    Agree with other posters, this is possibly the single most stressful thing I've ever been through, roll on completion!!

    I was in the middle of a chain too and felt exactly the same - it was horrific.

    The EA didn't tell me until after exchange that we'd almost had a chain collapse. Our vendor's valuation of the property they were buying downvalued it and the price was renegotiated - apparently hairy for a few days. When I spoke to the EA just after exchange they told me about and said they knew how much I'd freak out if they'd told me at the time. :o

    It's stressful because it's out of your control. You can do your bits, but you're entirely at the mercy of other people. We were in a chain of four parties, so had the people at the top (our vendor's vendor) who we had no contact with or sway over at all.

    The sense of relief on exchange is incredible. While you don't fully relax until you've completed, failed completions after exchange are exceptionally rare.
