Downstairs toilet away from external wall

Hi everyone,

Can anyone provide advice/examples where they've installed a downstairs toilet (under the stairs in our case) with no window because it is against a wall dividing our house from our neighbour's.

We live in a semi detached house (Victorian) and the stairs are NOT on the external wall.

I know from other threads that a window is not essential as you can put mechanical ventilation in. But I wonder if there might be a problem (or massive expense?) with getting waste pipes out of the house as presumably they would need to go under the floors of either the dining room (to the side of the house) or the hallway (to the front of the house).

It's a house we're looking to buy so trying to see what we might be able to do with it once purchased (assuming we get an offer accepted!) so any help and very approximate costings would be greatly appreciated.

    You could plumb in a Saniflo unit to avoid needing to chase out a 4" soil pipe to connect to existing soil stack.

    I have seen others say good and bad things about Sanofil but it did also seem like that would need extracting somewhere/somehow so not sure if it might be better (in the long term) to get a proper system installed.

    Any thoughts on cost?

    And would it normally be one 'builder' doing the whole lot or would I need to get a range of trades in?

    No-one on a forum can give you any real idea of what it might cost. A job like that needs to be viewed by a potential builder to ascertain what the difficulties might be. All jobs like that have different problems which the builder would have see in order to solve. Any figure you get on here has to be a complete guess.
    I can afford anything that I want.
    Just so long as I don't want much.

    Thanks. I guess I just thought a rough idea may be guess-able by someone more in the know than me - e.g. is it likely to be £10k or £1-2k, but I do take your point!

    do you have a void under the floor boards through which you could run the 4 inch soil pipe?

    Do you have a drain at the side of the house?

    whereabouts is the current soil stack?

    I have done similar to you, running the soil under the floors to a drain at the side. It was a few years ago but couldn't have been more than £2k but we did some of the work ourselves with the help of a builder friend.

    Exactly the point that I was making. Basically, it all hinges around the drainage. Which no-one can know anything about, without seeing the location.
    I can afford anything that I want.
    Just so long as I don't want much.

    I am also thinking of putting in an under-stairs toilet. Luckily our soil pipe runs underneath the stairs. Do current building regs require an extractor fan or other such measures?
