    It still seems to me that the LL can not expect us to pay for it being vacant if he plans to do work during that time.

    In a normal situation, sure.
    But since he is free to refuse your offer to surrender you may not be in the strongest negotiating position.

    But he's got a contract that requires you to pay rent until October. He's doing you a favour by letting you out early. Wind him up at your peril!
  • lol... I won't wind him up! I was just hoping that if they were willing to move in 10th sept (or whatever) if we were paying up until that date, could we not just stay rather than crash at a friends. just in case things get delayed. you know how it is.

    Why give yourself the headache of agreeing an early surrender of your tenancy when you're nowhere near completion? Just wait and see what happens with buying this property i.e. if the vendor will accept a lower offer based on the findings of your survey?

    Presumably the vendor is part of a chain so thinking you will complete by the end of August seems optimistic.

    You said your tenancy ends in October, so is there really a point paying fees, crashing at friends, paying for storage, etc. to have it surrendered circa the 10th September?

    The 1st sentence is reasonable.

    The 2nd makes no sense!

    Stop calling!

    * if you have in mind a date when you want to end the tenancy (ie your Completion date (fixed because you have Exchanged contracts), then write offering to surrender your tenancy on that date.

    * if you have not yet got a fixed date, this is all just speculation and informal discussion of possibilities

    That does not mean you will exchange (at all), or that you will Complete before August.

    Until you Exchange nothing is certain. Just read a few threads on this forum about delays, cancellations etc on property purchases.......
