Bank has agreed mortgage in principle, but seems unaffordable to us!

    Ok I missed that you own your current house outright.

    I don't really see any issue though, the bank is offering you in excess of what you want, so you just apply for the £40k mortgage you said you would be happy with.

    The bank will set a cap on what it will lend you, but it's still up to you to borrow what you can afford.
