Selling to my mother

We are looking to sell our house to my mother . The house would be sold as a cash sale Ie no mortgage is needed. It will also never be on the public market . Now my question is do we still need to do a home report etc or is it just the case of simple conveyancing done through a solicitor so the land registry and deeds are changed etc

You don't even need a Solicitor. If you pop into your local Land Registry with your Mum they can do this for her and she can just give you a cheque/money.Ask me no questions, and I'll tell you no lies0

Yes there is a small mortgage left which is to be paid clear . It's in scotland0

OP will need a solicitor to redeem the mortgage.
Don't know about the home report issue (Scotland being a different legal system).0
