Not allowed a viewing on a house

Hi, a house appeared on Rightmove last night that fits all my requirements. I phoned the estate agent at 9am this morning to arrange a viewing and they said they would get back to me. After hearing nothing by midday I gave them a ring again only to be told the house was under offer and so no longer on the market. Surely, it's in the vendor's interest to have more viewings and therefore a bit of competition in the bidding process rather than accepting the 1st offer that comes in. I would actually be prepared to pay a little above the current asking price as it has a HUGE garden.

    In theory, yes, but maybe they've had an offer they're happy with and don't feel the need to consider other potential offers.

    When we made an offer on our house, there were several viewings set up later in the week. Our vendors accepted and cancelled the viewings. We were surprised, at the time, that they didn't want to postpone the decision until after those viewings but they were happy with our offer and they took a liking to us when we viewed their house.

    How do you know the offer they have accepted isnt a LOT over current asking price?
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    You also don't know the vendors circumstances -I sold my house earler this year. The sale collapsed just before we were due to exchange and so I put the house back on the market it - I accepted an offer the next day, from the fist person to view it. and the ohter two vewings which had been arranged were cancelled. I considered waiting for the other viewings and seeing whether they offered more, but the first person offered full asking price, they had an AIP and no chain, and were keen to complete fast, which was what I wanted as I didn't want to lose my purchase.

    Taking into account all of the factors, I decided that it was not in my best interests to wait and see.

    It is annoying, but it happens. I phoned about one some weeks back and it'd sold in 6 hours.... before it got onto RM.

    Happened to us too. We actually had a viewing booked on a house, but couldn't get round there till a few days after it went on the market. The EA phoned to cancel our viewing because an offer had been accepted. If the vendor's got an offer they're happy with, I'm afraid there's not a lot more you can do about it.
  • Just to add it is not just the price it is somebody's ability to proceed. Perhaps no chain or already exchanged on their's or no or very small mortgage. If you find the perfect buyer then a bit more on the price doesn't matter.

    There is your clue.

    Some agents have people permanently in the wings waiting for a certain type of property. These will be proceedable people, or perhaps, someone like a local builder.

    In our case it was a local solicitor. Enough said! ;)

    My house sold within a few hours before going on right move.


    There were more people who wanted to see it, but I just took offer and took house off market (and they had to sell theirs!)


    But just saved me all the hassle. With them selling theirs too whole thing still took less than 5 months.

    An offer has been accepted and that means no more viewings should be allowed.

    All you can do is leave a record of your contact details with the EA in case the sale falls through (eg the buyer gets a bad survey and decides not to proceed).

    Better luck next time.

    I only allowed one more viewer after the person both my EA and I expected to buy the house had had their viewings and that was because The Buyer was slow off the mark to put in an offer. As it happened, My Buyer and the next viewer both offered within hours of each other and therefore had a bidding war with each other (as I hadn't ACCEPTED either offer). The one my EA and I both thought would have the house as from their first viewing won that one and got the house.

    That's the thing though. I only allowed that other viewing because I hadn't yet had an offer from The Buyer. The second an offer has been accepted - then the house is off the market (if the seller is honourable that is). My EA had their man out literally within hours sticking up the "sold STC" sign on my house sign and the websites amended accordingly. I don't think my buyer had even asked for the house to be taken off the market, but it was.

    Agree with the thought that EA's might well have buyers waiting for a particular thing housewise. If I could afford it, I would have a permanent request in with EA's for one particular road I particularly want and would want to know the reason why if I wasn't the first person phoned for any house coming up in THAT road. Sadly, I cant afford to do that, as houses in that road are way too dear for me. There is one right now, but I cant manage nearly half a million £...darn it...sighs...back to learning Welsh then LOL.
