Hello, some background. I'm looking to buy a house that is about 10 years old and has been owned from new by the current owners. It's a small 4 bed detatched in Wythensawe Manchester.
In 2010 they converted the built-in garage to be a new room and in 2012 they had a roofed single storey rear extension done. All of it looks marvelous and the current owners seem friendly, pleasant and the home looks amazing.
On the property information form they have disclosed that building control won't put name against garage conversion due to no insulation under slab when built. No other issues with conversion.
A search has found a reference for both actions Accepted on 20 Dec 2013 with a building works completion Date of 12 Mar 2014. (local authority search results pack).
Does anyone understand all this! To me, and after speaking to the council regulations dept, it sounds like they did all the work and then made an application after the fact. Putting them in the state of having an application which they never intend to resolve (the insulation being outstanding) but which I understand is quite legal.
My concerns are
1) Would I have trouble with
a) getting home insurance
b) making claims on home insurance
2) From my solicitors for any reason?
3) Do I need to tell my mortgage providor? Will it be a problem?
4) Unknowns!
Can anyone help put my mind at ease please? The house is fabulous and I need some advice.
