    I don't agree (sorry not trying to cause a quarrel). The problem is I couldn't use the house for nearly a month because it was full of his stuff - no inventory. I'd already paid him 6 months rent in advanace as a favour so couldn't hold any back.

    So in my eyes I didn't start my tenancy until a month later. Even then I didn't have full use because the cooker and washing machine.

    I am entitled to abatement. It is just how that is achieved.

    I should also say that I'm now in touch with the insurance company requesting that they refund the deposit on the understanding he is happy with the condition of the property - which he should be as it is better than when I got it - and there's no inventory.

    That leaves just month 9 in dispute.
