Hi, I'm an Estate Agent, working in this field since 1985. Contrary to what many believe about estate agents, I am qualified having passed various exams in building construction, law, valuation and estate agency practice and the NAEA diploma. I think what you're proposing is good but it falls in between the two current methods of either instructing an agent or advertising your own property yourself on one of the internet sites that provide a for sale board but not much else.
Advertising on Rightmove is a must. Although you would not have the costs of a High Street office and staff, there would still be a lot of costs to take into account, such as setting up a company, stationery and board costs; fuel costs in going to value and then revisiting to sign-up, postage costs and there is all the typing to be done as well. Presumably it wouldn't be practical to do accompanied viewings? If you're only operating on a local basis, how would you convince your prospective clients that you could compete with the local agents? We get a lot of applicants from office visits and newspaper ads rather than Rightmove. When HIPS comes in would you have to sub that out to someone else? I think you would definitely need to have another person to answer the phone and do the typing at least. Once you offer a service similar to an agent you would get phone calls from solicitors, mortgage lenders and surveyors as well as applicants, you wouldn't be able to cope with all of them whilst out on appointments.
Anyway, as you have experience as an EA you've probably thought of all this, I wish you good luck if you decide to go ahead with it. I think it could work.0 -

Thanks, I have considered most of those factors, obviously my five years in Estate Agency pales in comparison to your time served. HIPS would absolutely have to be contracted out and I have a company in mind for that, I would absolutely be advertising on Rightmove or it would be doomed to fail from day one. Some interesting points for me to consider though, thanks again.0
