Mortgage fell through - can we 'sell' the survey to another buyer?

We've had a homebuyers report done on a proprty but now it looks like we won't be able to get a mortgage (not because of anything wrong with the house). Do you think there's any chance of any potential new buyer 'buying' the survey from us? Would it be completley unacceptable for us to approach the estate agent about this?

    No. Any future buyer (and their lender) will want their _own_ survey. You might consider giving it to the vendor.

    It's likely that the T&Cs of your contract with the surveyor will prohibit this - they certainly did with mine.

    Lender will insist on their own independent valuation being done, however new buyers may consider a knock-down price for the survey, just purely to give them confidence and for their benefit once they own the property, as they wouldn't have any right of come-back to the surveyor if he has missed anything etc.... Can't hurt to tell the estate agent this is an option available to any new buyers.

    You can sell it - but you'd never know who the next potential buyer is. Also, they'd not want to pay more than £10-20 for it (probably) as it's just "an interesting read" and they can't rely on its findings. It could, however, have some value to them in deciding IF to go for a survey.

    It couldn't be used by them/a mortgage company to prove house condition etc as the benefit/liability for errors is for you and you alone.

    The house owner probably wouldn't be interested either, OK maybe £10 might tempt them. But, the agent will never divulge who the potential buyers are .... and the sellers won't act as intermediary for you to offer it to future buyers either.

    As a buyer, I wouldn't trust anyone offering a "2nd hand" survey - I coudn't be sure I was buying the complete document, and wouldn't have any recourse if there was a fault with the survey or the surveyor as I didn't commission it, or even seek clarification from the survey if I had any queries. I would rather shell out for a new survey, which will also be more up to date.

    As a seller, I'd be interested in the contents of the survey, especially if it has an impact on the sale price, but I woulsdn't want to pay for something which knocks value off my house.

    I think you're going to have to take the hit on this one. Sorry

    I sold a home buyers report for roughly half what it cost me. The new buyers then just had a valuation on the property.
