Well anyone can claim, they don't have money when it comes to paying up. anything i can do to make this easier and painless
What's the best way forward. Also what if tenant doesn't even show up(hang on, do we have to appear in court for small claims court) ?
Sorry, never done this before.
As others have said, and in order:
1. Ask for deduction from deposit
2. Ask ex-tenant for any shortfall
3. LBA & summons
4. On court judgement and still no payment, you can ask the court to take enforcement action.
Whilst it may be easy for someone to lie to you about financial difficulty, many will baulk at the thought of purjuring themselves in court0 -
I can fully confirm, and I have been a rpu officer for yearsDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

LOL.
I think Biscuit Tin was hoping on a more reliable source than an anonymous forum posterOfgem officials say the industry detects up to 25,000 cases of electricity theft each year
The number of rental properties in the UK is about 7.5 million (30% of 25 million) according to BBC
http : // news . bbc. co. uk /1 /shared /spl /hi /guides /456900 /456991/ html/
So even if all electricity theft occurred in rental properties, that would be less than 0.3% per year - hardly "very common"
Of course there is gas theft too and I don't have the figures for that.
But, as the first report says,Those involved in power supply theft range from single parents on a tight budget to wealthy middle-class households who don't want to pay, landlords, and business owners, with illegal cannabis farmers a particular culprit.0 -
If there was a tenancy agreement in place and the utilities had been registered in the delinquent tenants name then i dont see how they could make a claim against the property owner stick. You did get the utilities registered in the new tenants name didnt you?Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..0

Every cannabis growing property for a start is doing it free for a start...200,000 thousand alone in the UK. (ok, thats the Daily Mail figures , but I think they are underestimated ) YOU have got to stop trusting a few silly figures from a broken Ofgem and get sensible
Well to be fair, you're quoting Daily Mail figures, which is even more ridiculous!0 -
