    They probably will not remove the covenant as it will apply to the entire development, however ask them to grant the consent - make sure it goes over as one of your enquiries. I did!

    I really wouldn't worry about it. Unless you have a seriously offensive pet, nobody's likely to pursue legal action against you to enforce the clause, and even if they do, what are the chances of a court agreeing with them? Conditions like this are commonplace, everyone just puts up with them and ignores those of the potential consequences which are obviously ridiculous.

    im looking to buy a Coach house that's ready to build, and its a freehold property! but the garages except mine are leasehold, my insurance quote was £126 a year for the whole building and contents, the whole lease thing with the garages is/can be sorted out thru the solicitors, it is a minefield with these coach houses but its getting better as they are more common place,


    personally, I would stay away from leasehold properties as has been stated there always seems to be restrictions involved,
    and obviously you don't own the property outright and are limited to what you can and cannot do


    but the problem is always what you can afford! I cannot afford a 3-4 bedroom detatched house with a garden and garage etc,


    but the next best thing is a 2 bedroom detached coach house with a garden and garage, and don't need 3 or 4 bedrooms, so problem solved


    to the OP,,,, I am not saying its alright to do it, but I recently lived in a rent to buy block of flats and the rules were not pets,


    strange as I guess the neigbours must of not got that memo lol

    Covenants are put there by the builder to stop people from doing things that will stop other people from buying houses / flats

    Once all the properties are sold they will no longer have a vested interest in enforcing the covenant

    Satellite dishes - wont be a problem if not visible from the front. Once all properties on site sold they wont be a problem

    Pets - 3 large rottweilers might be a problem as they may put other people off buying, 1 small cat wont be a problem,

    Coach house, benefits are a detached or linked property which is quieter than a flat, The other garages wont have electricity to stop people working in them. You will and may be able to install water for washing machine etc as coach house kitchens are open plan and small. Disadvantage is that they are more expensive to heat as the garages below will be cold

    I know this is an old thread now, but just to add some closing comments as I have this all sorted now.

    The developer (Bovis) finally got back to after a little over 4 weeks (way past the 28 day exchange of contract date THEY set!) with their legal team, and they've said Yes to everything that i bought up - mainly about the pets and the satellite dish.

    That was all in order so I've paid up and now I just have to wait until the build is complete!

    If you're looking to buy a new-build home, there are certainly plenty of advantages. They tend to be more energy-efficient than older properties, they may include the latest fixtures and fittings and, of course, they're chain-free, allowing for a quicker purchase. Many house-builders also offer generous financial incentives for prospective buyers.
