what paperwork do I need when I sell my house?

Hello, We are thinking of selling our house, we have done a lot of renovation to it over the years, most of the work was done 6 or 7 years ago and all the receipts were thrown away.
I was told by a friend that we may need receipts for all the work carried out but most of the work was done by myself and my husband years ago and we no longer have receipts but we do have EPC, electrical and gas certificates.
We have done the following..
Complete new electrical wiring and distribution box
New gas boiler
New kitchen
New bathroom
Removed the living room window and put in a patio door. with permission from the council
New floor boards in part of the house
Plastering in some rooms
New double glazing windows and doors throughout
Installed an alarm throughout the house with sensors in each room
and the usual painting and decorating.
do we need receipts or anything else in order to sell?

As I understand it, the prospective purchasers (or their solicitor) will ASK for a range of "evidence" and documents...its a question of what level of documentation that the buyer (as advised by their solicitor) will ask to see, and would, ultimately be satisfied with.
What is unobtainable, is...not obtainable....then they have to make a decision on whether to proceed with the known unknowns..........

I've just done mine and I needed:
All warranties still valid (in my case, for my double glazing)
FENSA Certificate for double glazing fitters - so you if any contractors have given you similar for their work, they'll want those
Most recent gas certificate for boiler
Buildings regs for extension/rebuilding work that had been done previous to my living there (these were with the deeds)
The information form will guide you as to what you need. Receipts shouldn't be necessary.0 -
I'm currently selling. No receipts are needed. I do need building regs compliance certificates for windows (any fitted after April 2002). If you did not use a FENSA registered company for your patio door and windows you can get the council to come and inspect/test the windows and they will issue a compliance cert.
The boiler will need a building regs. compliance cert. Your installer should have registered this with the council.

Any modern electrical or gas installations will need certificates, so these may apply to your kitchen/bathroom. Difficult to tell as I have no idea what work you had done.
You don't need anything for new floorboards/plastering.0 -

I lost my Fensa certificates but they can be ordered online at £12 each if you don't have themIf i knew the answers to all the questions i wouldn't be on here

For the wiring, kitchen and bathroom you will be asked to supply evidence of B Regs sign off - a Part P certificate.
New boilers have some form of installation certificate (not sure what it is called) to evidence compliance with B Regs. A standard gas safety certificate isn't the same thing.
Replacement of window with door would have needed B Regs sign off from the council.
New DG needs FENSA or equivalent documents to demonstrate compliance with B Regs.
The rest don't need anything as far as I'm aware.0
