The asking price is the price the vendor wants for the house, not necessarily what it's worth.
As others have said, if it's been on the market for so long, there may have been plenty of offers below the asking price but the vendor can't afford to accept them.0 -

depends property prices may have risen in the area making the price equal to the value or even lower than the value.0 -

Do you mean that, once you'd done the work on the other house, it wouldn't actually be a comparable property to the more expensive one anyway? I had thought you were comparing like with like.0 -
My electrics are pre 1990s and I have no intention of rewiring! "Not to current standard" does not mean necessarily mean dangerous.:j I love bargains:jI love MSE0

If my electrics had been 1990s on current house, then I would have thought "Newer than my last house then and okay". As it was, they were the original 1970s electrics and therefore did need doing (lights fused when I had been using them a couple of weeks/no cooker point in the kitchen and had to replace fusebox to even get the capacity to add this/etc/etc).
I have a rough "rule of thumb" in my head about houses that goes "If a house is pre-1980s then it needs a lot of work and has anyone done that work yet? Because, if not, then I'll have to....". I tend to think at about some point in the 1980s houses are now "modern era" and "good enough" personally, though the kitchen will need changing if it hasn't been done this century (mind you...my kitchen needs changing and it WAS done this century:(). I would say, by the 1980s, every up-to-date house had its doubleglazing/central heating/etc/etc.0 -

Rejected, wants not much less than the asking price.
Good news though, Mrs AO spotted a 4 bedroom house in the same area for £5k more than the asking price.
Its actually 5 bedrooms if you dont use the study.

Just old a house that needs work doing to it and priced accordingly. Asking price roughly 10-15% less than comparable houses that are done up and max cost of work 10%. Still we had jokers offering 10% less and somebody who talked to agent about 15-20% less. All rejected and in the end gone for above asking price as had several offers. You have to decide what is the real value to you compared to other houses that are available.0
