How many searches and how long?

Good evening,
Just a bit of advice really. I really feel that my solicitor is dragging her feet with the purchase of my house.
She was appointed over 2 weeks ago and so far I've had an email saying that the coal and brine search had been completed but no other. She doesn't reply to my emails and doesn't ring me back.
How many searches are done? And how long on average? I thought (or nievely thought) that it would all be done by now.

Yup. Naive.
Conveyancing takes time. For example Local Authority searches can take, depending on the LA, between a few days and a few weeks.
FTBs always want things to move faster, and always expect them to.
And always blame their conveyancer.
Conveyancers contact their clients when there is something important to report, or something they need their client to do. They don't waste their time contacting their clients to say "we're still waiting", or "We have nothing to tell/ask you yet".

Ours told us she had received our search results 2 weeks ago and would report on them in due course. 2 weeks later and still nothing, no explanation for the delay, just silence until we harass her on the phone and by email repeatedly.I'm proud of my advice, if others want to look I say enjoy the show!0 -

Naive maybe but I have been getting so confused with lots of conflicting stories so I asked the question. It's an extremely stressful time for me and I just thought best to have things clarified so I can literally sleep at night.0 -

Thank you. I am glad your feeling the same. I understand they are very busy but I really don't like not being answered when I call. Even if their is nothing to report I would like an acknowledgement when I ask for one. It's not like I hound her. I just like a weekly update, after all I am paying her a lot of money and I am buying the most expensive thing I've ever bought.
I suppose to them it's just business. To me it's everything!0 -
Do they have an on line tracking facility?
Some do , then you can see progress without talking to anyone.

From the buyers point of view you are quite right, you are paying a lot of money and as the conveyancers do seem to get fed up with you asking questions and ignore you (yes how annoying when you are paying a small fortune) wouldn't it be more sensible if they managed your expectations from the start?
To not reply to e-mails, phone messages and written queries just gets you more frustrated, at an already hugely stressful time.
My conveyancer has an online tracker which is not updated and if it is then the tick boxes disappear again leaving you confused about what stage you're at and then you send them a message through the board to ask and they do not reply. Great customer service....0 -
Our local search took 4 weeks, the person carrying them out works on her own and happened to be on holiday aswell. Our other two searches were back within days.0

I think you must be lucky to have had some searches done in 2 weeks. I'm a FTB with no chain on either side, we are on week 6 and currently none of the searches have even been started. My solictor has ignored 3 emails i've sent in the past week and I'm pretty fed up with her to be honest but what can you do.0
