We received and accepted an offer on a property, but as only one member of the couple had seen it, we asked for it to stay on sale, though the EA was not very happy. Two more viewings took place but no further offers. A week later the couple saw it and confirmed their offer, and we confirmed acceptance and everyone started the paperwork, solicitors etc. The house now came off the market and was shown as SSTC.
Five days later the couple withdrew their offer, having rethought their finances. No survey, no attempt to renegotiate, just a waste of everyone's time. Maybe we were right to have a bad feeling about these buyers in the first place.
We were glad that it was still showing on rightmove etc, as it soon led to further viewings.
So it makes sense to keep it on rightmove and zoopla until exchange, in my view.0 -
Well now we have had the survey done and it has come in at 10k under our offer and 20k under estate agents valuation so we are yet again having to wait ages for a response. Every question so far has taken at least 4 days to get any reply. The surveyors made 3 attempts to get an appointment as the vendors just didn't get back to them. Am wondering if this is a tactic or if if it is incompetency by the agent. Think I might get a pal to call and see if they can get a viewingSmile though your bank is breaking:)0

I had similar worries with our property - the agents were near imposible to get hold of - turned out (in our case) that the agents were just rubbish!0

In this area it seems the norm to keep SSTC properties on RM and Zoopla months after completion. EA's seem to use it as an advertising tool to indicate how many properties they have sold.
EA's can remove from RM and Zoopla pretty quickly if they really want to - as another poster has said with a tick and a click, or overnight to sync with the EA's website.
More of a concern is whether or not the EA is still marketing the property. If you are concerned get a friend to ring up and ask about the property and try to arrange a viewing.
I did this when I was worried about a dodgy EA and my fears were confirmed. My friend was told that there had been an offer but it had been rejected. The EA hadn't bothered to let me know, even though we had been told that the offer had been accepted the previous week. I wrote to the vendors and told them what had happened (along with details of the EA's attempt to get us to commit stamp duty fraud).It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Thanks for all your replies. As I said , I just wanted to know if it is a bit of a porky pie about not been able to remove it. Estate agent has assured me the frown heavily on gazumping but then again they also assured me that they couldn't remove the listing from Zoopla!!!!!
it is not the EAs job to frown on gazumping. They work for the seller.0
