    These 6 month ASTs came from a change in legislation in about 96/97 .... when somebody spotted a "loophole" so that to be a landlord you didn't need the commercial mortgages you needed before. Instead, they pointed out to lenders that there's "almost zero risk as you can get the tenants out quickly", which is why lenders started lending to this type of landlord.

    Before, lenders put far harder rules on borrowing to buy houses to rent because tenants couldn't be got out quickly if they repossessed it.

    Most of the market hasn't been because of old-style landlords landlords, but new get-rich-quick types crawling all over any house/flat for sale in the last 10-15 years.

    As a rule of thumb, anything set up by the Govt that uses the word "Scheme" in it is just a money pit that helps nobody, or is abused.

    Here's a random article on a random bunch of landlords that thought it was a good idea, then pulled out due to all the box ticking it required.

    There are too many barriers for "normal people" to [a] find somewhere move on the whim of a landlord.

    I'm a landlord and have never evicted a tenant in my life.
    Why would I want to evict a good paying tenant who looks after my property.

    On that point, my latest tenant of my flat has probably looked after the property with the lowest regard, but I will bring it back up to my expectations before the new tenant starts.

    Regardless of their poor cleanliness, I still did not evict them.

    The house doesn't cease to exist. Somebody will either buy it to live in it (reducing the people looking to rent by 1), or another LL will buy it to rent out.

    PN, I've mentioned a number of times that selling from a LL to a OO is fine from a short term viewpoint but doesn't address the longer term reduction in supply for the next generation.
