  • Must admit that someone trying to "glare" me into shutting-up would be on a hiding to nothing personally and I'd have been all the more likely to say whats what:cool:

    Someone who just says things ARE the way they want them to be can take 5 minutes away from their company to "put your head back on again the right way round" to see how things actually are I find...

    Sounds a stressful situation to be in whichever, so hope it works out for you.

    I showed a young couple the subsidence issues with the house we were renting a few years ago, but piffling things like a shower leaking wouldn't have had a mention.

    Most older houses have things wrong with them. With rental properties, it's even more likely.

    Personally I don't think it is up to the tenant, provided s/he has reported problems to the landlord.
    It is a different matter for a vendor. Since the new regulations came in, a vendor must declare all known defects.

    Would you happen to have any link to any further information on this, as I can't find much except a newspaper article? I was under the impression that as long as you complete the Property Information Form accurately to the best of your knowledge then that was all that was expected. Meaning that if you are not asked about something on that form then you wouldn't declare it.
    I'm proud of my advice, if others want to look I say enjoy the show!

    Well, they came an seemed a lovely couple with a baby, first baby and first house.

    They did ask questions specifically about the heating system, the EA was glaring at me the whole time, so whilst I did not lie, i didn't admit to all of which I knew. It was awfull.

    The leak was fixed with new sealent, well I hope its fixed I haven't tried it yet. I have though been reporting the black mouldy sealent for around 18 months. There is now a stain on the kitchen ceiling that could have been prevented.

    I do feel awful about things I didn't say but I have a long battle ahead with them over my s21. I hope I can afford to move soon, but its not looking likely. Maybe something will still come of the survey.

    Sounds like you did the best you could in a very difficult position.

    Because perhaps the OP is a nice person?

    If I was buying, I would want to know what is wrong with a property. I would go so far as to ask the owner once contracts have exchanged, please tell me if anything is wrong - not so I won't buy the property but so I can get it fixed.

    However it depends what the faults are.

    Because they are not doing it to be "nice" - they are doing it in the hopes of buying themselves more time before moving.

    If you are buying then you don't have to rely on asking anyone about the condition of the property. Pay for a comprehensive survey if you want to know the condition of a property.

    I have bought and sold quite a few properties and I am confident any vendor wouldn't dream of listing any problems with their property. Why would they? they are trying to get the best price for their property.

    I wouldn't entertain anyone who contacted me after exchange about the property - I am paying an Estate Agent money to deal with the buyer so I don't have to. You are buying a property, not entering into a relationship with the seller. It's as cold and as impersonal as that.
